House Rules & Policies

Facility rules covering hours, noise, cleanliness, parking, and shared spaces.

Common Areas

  1. Break Room: Keep break room clean; wash your dishes immediately after use. Do not leave food items in shared refrigerator for more than 3 days.

  2. Shared Laundry: Remove items within 30 minutes of cycle completion. Machines are for salon towels and capes only - no personal laundry.

  3. Storage: No personal items stored in common areas. Items left in common areas may be removed without notice.

  4. Maintenance: Report maintenance issues promptly via the designated request method. Do not attempt repairs yourself.

  5. Hallways: No loitering in hallways or reception area. Keep pathways clear at all times.

  6. Cleanliness: Clean up after yourself immediately. Dispose of trash in designated receptacles.


Suite Standards

  1. Sanitation: Maintain suite in clean, sanitary condition at all times per 18VAC41-70 sanitation requirements.

  2. No Smoking: No smoking, vaping, or use of illegal substances anywhere on premises (inside or outside the building).

  3. Noise Control: Respect neighboring suites. Keep conversations and music at reasonable levels.

  4. Music Policy: No amplified music audible outside your suite. Use headphones or keep volume low.

  5. Chemical Disposal: Dispose of chemicals properly. No pouring chemicals, hair color, or other products down drains.

  6. Suite Cleanliness: You are responsible for maintaining your suite interior, including floors, mirrors, and fixtures.

  7. Odors: Minimize strong odors that may affect neighboring suites. Use ventilation appropriately.


Building Access & Security

  1. Access Credentials: Do not share access codes, keys, or credentials with anyone - including clients. Lost or shared credentials compromise building security.

  2. Lock Your Suite: Lock your suite when not present, even for short absences.

  3. Lost Credentials: Report lost keys or access credentials immediately. Replacement fee: $50.

  4. Guest Escort: Guests and clients must be escorted in common areas. Do not leave clients unattended in hallways.

  5. Suspicious Activity: Report any suspicious activity to owner/manager immediately.

  6. After-Hours Access: You have 24/7 access to your suite. Ensure doors close securely behind you, especially during off-hours.

  7. Propping Doors: Never prop exterior doors open. This creates a security risk for all tenants.


Client Policies

  1. Client Location: Clients must remain in your suite or designated waiting area only.

  2. Minor Children: No unattended minor children in common areas at any time. Children must be supervised by an adult.

  3. Parking: Direct clients to park in designated client spaces only, not in tenant spaces.

  4. Common Facilities: Clients may not use break room or laundry facilities. These are for tenant use only.

  5. Waiting Area: If clients arrive early, they may wait in the reception area. Your suite, your client, your responsibility.


Business Operations

  1. Independent Contractor Status: You control your services, pricing, and schedule. This facility does not dictate how you run your business.

  2. License Display: Display your professional license prominently in your suite as required by Virginia DPOR (Board for Barbers and Cosmetology).

  3. Insurance: Maintain required insurance at all times. Coverage lapse is a lease violation.

  4. No Subletting: No subletting, sharing, or allowing others to work from your suite without written approval.

  5. Retail Sales: Retail sales to your clients are permitted within your suite only.

  6. Business Hours: You set your own hours. Be considerate of other tenants when working very early or very late.

  7. Signage: No signage outside your suite (hallways, windows, exterior) without written approval.


Prohibited Activities

  1. Illegal Activities: No illegal services or activities of any kind.

  2. Insurance Risk: No activities that increase insurance risk (open flames, unapproved electrical modifications, etc.).

  3. Modifications: No modifications to suite (walls, electrical, plumbing, fixtures) without written approval.

  4. Solicitation: No soliciting other tenants' clients. Respect each tenant's business.

  5. Harassment: No harassment, bullying, or unprofessional conduct toward other tenants, their clients, or facility staff.

  6. Pets: No pets in the facility unless approved service animals.

  7. Overnight Stays: No overnight stays in suites. This is a commercial facility, not a residence.


Violations & Enforcement

Violations of these House Rules will be addressed through progressive discipline:

Serious violations include but are not limited to:

  • Illegal activity
  • Violence or threats
  • Deliberate property damage
  • Insurance or license lapse (per lease default provisions)
  • Activity that endangers other tenants or clients
